MOLD INSPECTIONS

If you have found your way to this page then you are concerned about MOLD.  Many questions come up as to why now, if MOLD has been around us for millions of years why is it we have only heard about in the past few.  The answer is 2 fold, first and most important was the change in construction materials from plaster to drywall/sheet-rock about 20+ years ago.  Second, the energy efficiency of current building code restricts or prevents homes from breathing, therefore any moisture that might breach the structure can be trapped.  It only take 2 things to create a favorable environment for MOLD to grow, moisture or a humidity level in excess of 55% and a cellulose material such as drywall, so you can see why it is the newer homes that have become more susceptible to mold then the older homes.   

So you have a concern what should you do.  The first step is do an environmental inspection with sampling, AABC Inspection Services can provide this service for you.  We do a full visual inspection of the premises including the attic followed by sampling as needed.   Mold samples are then hand delivered to a local branch for a nationally accredited lab, results usually take about 24 hours or less.

CHINESE DRYWALL INSPECTIONS

In short, humidity and heat cause the sulfur in the tainted drywall to off gas (i.e., migrate into the indoor air), which not only creates a noxious odor, but corrodes copper and other metals.  This process can be visually observed by a Black coating that forms on the Copper.   Symptoms are typically repetitive and unexplained electrical and A/C problems.  The odor is somewhat like a sweet rotten egg and is most noticeable upon entering the contaminated structure. 

Health issues have been disputed by some but the idea of being exposed to toxic gas over the long term without some kind of health consequence seems ludicrous.  

According to Dr. Patricia Williams, a University of New Orleans toxicologist, there is no question - highly toxic compounds have been found in Chinese drywall and prolonged exposure to these compounds can cause serious problems.   Strontium sulfide may be dangerous to developing children; it affects bone growth.  Chronic exposure to these gases may affect the central nervous system (including visual and sensory changes), cardiovascular system, eyes, kidneys, liver and skin.   Infants, children, the elderly and infirm (particularly those with heart and lung disease and diabetes) may have an increased vulnerability to these gases and the particulates that are released from the drywall.

As of yet we do not take Chinese Drywall samples as no Lab, at this point, is willing to stand behind their results.  This page will be updated once a Lab has been authorized to perform such tests.    Please Contact us for any questions or to schedule an inspection.
